The Oyak Ayazağa project will cost approximately 1 billion 382 million 306 thousand 829 TL. The development, which will be built on an 18,352 square meter plot, will consist of 413 residential units and 12 commercial units.
Oyak Ayazağa project will be built in four blocks with a total construction area of 159,213 square meters and a base area of 7,070 square meters. The mentioned parcel is registered under the ownership of the General Directorate of the Army Mutual Assistance Association (OYAK).
The Oyak Maslak project, which will be constructed next to Ayazağa Oyak Site, has applied to the Ministry of Environment and Urbanization and initiated the Environmental Impact Assessment (EIA) process.
Within the project, there will be 116 1+1, 182 2+1, 42 3+1, 9 4+1, 43 5+1, 20 6+1, and 1 8+1 residential units.
The Oyak Maslak Ayazağa project will include indoor and outdoor swimming pools, sauna, and fitness facilities. Additionally, the project will feature parking for 977 vehicles, with 50 of them being open-air parking spaces.
The Oyak Maslak Ayazağa project will consist of four blocks: A, B, C, and T. Blocks A, B, and C will be residential, while Block T will be commercial. Moreover, a museum will be built within the project, with two units in Block A and one in Block B. There will be five basement floors in residential blocks and one in the commercial block. Green space will cover 3,558 square meters and the area for indoor and outdoor pools will be 238.44 square meters.
During the construction phase of the Oyak Maslak project, an average of 500 people will be employed, while 120 people are expected to work in the commercial units during the occupancy and operation phase. The project will accommodate 1,540 people.
The nearest residential area to the Oyak Maslak project is 30 meters away. Within 1 kilometer of the project site, there is LIV Hospital, Seyrantepe Hamidiye Etfal Education and Research Hospital at 120 meters, Nef Stadium at 450 meters, Vadi Istanbul Shopping Center at 850 meters, and TEV Celalettin Buluğ Primary School at 100 meters.
The project site is located 220 meters from the TEM Highway in a straight line. The Oyak Maslak project is 26 kilometers from Istanbul Airport, 4.7 kilometers from the Marmara Sea, and 6.3 kilometers from Alibey Dam. The Ayazağa Stream flows 450 meters northwest of the project.
The excavation works for the Oyak Maslak project are expected to last for six months, between July 2023 and December 2023. The project's occupancy and operation opening date is planned for October 2026.
